中指研究院指出，根据住建部、财政部和中国人民银行联合印发的《全国住房公积金2022年年度报告》，截至2022年末，住房公积金缴存余额9.2万亿元，贷款余额7.3万亿元。同期个人住房贷款余额超38万亿元。可见公积金缴存余额与个人住房贷款余额之间差距较大，“商转公”的规模受限，对其设置条件和门槛仍具备一定必要性。
